South Kendall CDD Buys Tuscany Village Clubhouse

According to a recent mailing from the South Kendall Community Development District , effective July 28, 2010, the District will be the owner of the Clubhouse facilities within Tuscany Village. As a result of the purchase, Tuscany homeowners will no longer pay the monthly club fee to Tuscany Village Club Holding LLC. That fee will now be included in the District's non ad valorem assessment collected with the annual property taxes.

Yes, Please be kind to explain what this SOUTH KENDALL CDD SR2004A charge for @ 2,622.16 in addition to the total county taxes are. My yearly taxes for a townhome are adding to $ 5,462.13 higher than living in a double the size house in central Miami. Are we going to have to sell to move elsewhere? Please explain.

Hi. I’m an owner and the CDD was explained to me at closing 1.5 years ago. The “CDD” bought the clubhouse/pool facilities from the HOA in 2010. Why? Apparently, there were too many homes in foreclosure impacting HOA fees not collected. In order for me not to be upset at the exorbitant tax bill, I think about it as an additional $208 months HOA + $123 actual HOA. $331 and not a “tax”. We get basic cable, gym, Pool and well maintained common areas. When will the CDD bonds be paid off? I don’t know.
